What is Hayes Barton Historic District?

Before we dive in further, let’s take a moment to discuss what makes Hayes Barton so unique, because it is truly unlike any other area in Raleigh. Built in the 1920s, Hayes Barton contains about 457 buildings across 1,750 acres. Draper constructed many small parks and median oases and then oriented the homes around them on generous setbacks. The vast lawns on which homes are set create an estate-like setting amidst a lush, urban area. As a result, those who live in Hayes Barton can enjoy a beautiful natural oasis in the middle of the city.

The homes in this area are extremely diverse, ranging from enormous manor homes to cozy cottages, to modern luxury homes. Some architectural styles you will encounter include Georgian Revival, Colonial Revival, Tudor Revival, Craftsman Bungalows, and Eclectic Spanish dwellings.

If you’re considering moving to Hayes Barton, or to the Five Points area in general, there’s plenty to see, eat and do. Below are some of the top places you’ll be able to visit if you decide to call this area home.

Enjoy the Local Food Scene

All of Raleigh features a rich and diverse food scene, and Hayes Barton is no different. One spot you’ll absolutely want to sample is the Hayes Barton Café and Dessertery. Originally part of the Hayes Barton Pharmacy & Grill, the Café was constructed in 1929 and has kept its nostalgic interior. It now offers American cuisine for lunch and dinner, as well as its award-winning cakes. Not far from the Hayes Barton Café is NOFO @ the Pig, a quirky gourmet eatery and market built in a space formerly occupied by a Piggly Wiggly supermarket. The restaurant offers southern dishes for lunch, dinner, and weekend brunch, as well as ready-made frozen foods and gifts.

Drink-In the Local Bars

We can’t talk about food without mentioning the great local breweries and bars that thrive in this area. Nicklepoint Brewing Co., Neuse River Brewing & Brasserie, Bowstring Pizza and Brewyard, and Lynwood Brewing Concern are all among the most popular breweries in Raleigh, and they’re all within a 5-mile radius of one another. All of these locations offer a relaxed, casual atmosphere, live music, spacious patios, and a wide assortment of inventive brews. We can’t pick a favorite, but they’re so close to one another that it’s easy to sample them all. (Note: Lonerider at Five Points, another favorite, is currently closed at the time of this writing).

Catch a Flick at The Rialto

The Rialto, Raleigh’s oldest theatre, is also closed at the moment, but it is slated to reopen this summer (2023). That’s great news, because this iconic venue is one of the most charming theatres in the Triangle. Originally opened in 1936 as “The Colony Theatre,” the space was converted into a movie house in 1942. Though it underwent a renovation in 1983, it still retains a great deal of its original beauty, with vintage recessed lighting and large performance stage. The Rialto bosts NEC digital projection and a six-channel sound system, and shows a wide range of foreign and independent films. You can also catch the Rocky Horror Picture Show every third Friday at midnight.

Search for (Antique) Treasure

Another thing that really sets this area apart is its abundance of antique stores (as one might expect for a place with such a rich history). Just a few blocks down from the Hayes Barton Café and Dessertery, Form & Function showcases an eclectic mix of vintage finds and elegant furnishings. Further down the road is URBAGE, a vintage store with a focus on the funky, the groovy, and the mod. About three minutes away, on Whitaker Road, is Acquisitions Ltd., which specializes in fine European antiques and modern décor. Even if you’re not big on antique shopping, you’ll still definitely want to check out these great boutiques to experience the thrill of the hunt.

A great way to spend the day is only steps away! Welcome to the Village District.

When you’re living at LYON, you don’t have to travel far to find awesome things to do.

One of the oldest and most popular destinations in Raleigh, the Village District shopping center, is just minutes from your door. In today’s post, we’ll walk you through a perfect day at the Village District, from food, to shopping, to spa treatments and more.

What is the Village District in Raleigh NC?

If you’re not from around here, you probably haven’t heard of the Village District, so let us catch you up to speed. The Village District is an open-air shopping center a few blocks from N.C. State University. It’s notable for being the first planned community developed in Raleigh, way back in 1949. However, that’s not to give you the impression that the center is outdated. Even though it’s pushing 76, frequent renovations over the years have given the District a very fresh and modern feel. The center is now home to over 100 stores, restaurants, shops, breweries, and professional offices. Whether you need to grab some groceries, send a letter, see a dentist, or shop ‘til you drop, the District is your one-stop spot to do it all.

Things to do in the Village District in Raleigh

Grab Brunch at The Flying Biscuit

The Flying Biscuit Café is a must-visit if you’re exploring Raleigh. Even though it’s actually part of a larger chain, it’s still quintessentially Southern, with locations in Georgia, Alabama, the Carolinas, and Texas. The Flying Biscuit’s bright, eclectic décor and signature giant biscuits (they bake nearly 5,000 a week!) have helped make it one of the most popular breakfast joints in the area, and that coveted breakfast is served all day, so there’s no need to rush over at the crack of dawn. In addition to biscuits, the café also offers a wide assortment of benedicts, scrambles, hashes, and omelets, so if someone in your party is gluten-free, they’ll still have plenty to choose from. (Also, while we’re on the subject of the Village District and biscuits, did you know that it’s also home to the world’s first two-story Chick-fil-A? The Flying Biscuit is still our preference, though.)

Hit The Boutiques or Snag Some Antiques

The Village District is well-known for its wide variety of high-end, trendy boutiques. Splurge on places like Uniquities, Fab’rik, Charlotte’s, and Madison, or explore Alton Lane, Kannon’s, Onward Reserve, and Jos A. Bank.

Even if you’re not in the high-fashion market, there are still plenty of budget-friendly spots to explore in the District. Shops like Francesca’s, Light Years Jewelry, Great Outdoor Provision Co., and Barnes & Noble all offer a fun shopping experience at a more modest price point. If you’re an antique lover, you’ll definitely want to explore the Antiques Emporium, which boasts one of the largest vintage costume jewelry collections in the Southeast, and the Cheshire Cat Antique Gallery, with 20,000+ square feet of underground shopping.

Check out the Oberlin Regional Library

True, as of 2021, there is a Barnes & Nobles in the Village District. But why purchase a title you might not love when you can test drive it next door for free? The Oberlin Regional Library stocks thousands of paper titles, and also gives members access to over 118,000 eBooks, Audiobooks, and digital magazines.

Our advice? Check out that title everyone’s been raving to you about, and if you end up loving it, grab a copy of your own from the Barnes & Nobles on your next visit to the District. If you’re not so much of a media person, the library still might be worth a visit—it offers tons of free programs and activities for adults, teens, kids, and toddlers.

It’s all about the ‘gram, right? (Are people still saying that?) Anyway, your day at Village District wouldn’t be complete without snapping a pic in front of one of the many colorful murals that are scattered throughout the area.

“Love Conquers All” can be found next to the Which Witch; “Hand Out Happiness” is located by the Flying Biscuit; and “Be a Smile” is across from the Chick- Fil-A. The positive messages and bright, vibrant colors make these murals the photo op and mood booster.

Relax and Unwind at The Village District Nail Spa

Whether you’re spending the day with friends, or want to take some “me time” on you own, your day wouldn’t be complete without a stop at the Village District Nail Spa. This longtime District favorite is the perfect special treat to grant yourself or someone else. Unlike most nail spas, you’ll have the option of enjoying a complimentary beverage (wine, soda, coffee and tea are all on the menu) while you relax and enjoy your mani-pedi. The salon also boasts fully adjustable Shiatsu back massaging chairs, and a central ventilation system ensures the air is free from germs, dust, and chemical odors. If you want to get your hair done in addition to your nails, you do so by strolling over to Haircolorxperts, about a block away.

LYON is the latest luxury, duet-style home collection coming to the Raleigh area, boasting six modern, end-unit residences divided amongst three lots.

Raleigh, NC - Chappell is thrilled to announce a unique and innovative collection of homes coming Inside The Beltline (ITB) of Raleigh. LYON consists of three duet-style builds comprised of six end-unit residences, and features various floor plans starting from $1.5 million. Sales efforts are underway. Construction began earlier this year, and the first homes are expected to deliver in summer 2023.

While “duet-style” offerings may feel unfamiliar to the Triangle market, the motivations behind these modern new construction collections are nothing new. As demand for inventory increases, relocation rises, and the Triangle experiences population growth like never before, developers looking to produce homes in a housing crisis continue to search for innovative solutions to increase offerings in standing communities.

“There’s a clear need for more Raleigh housing of all types, sizes and price points,” states Johnny Chappell, member of the LYON development team and Owner/Broker of Chappell [Powered by Compass]. “At LYON, we've been able to deliver six homes of over 4,000 square feet by simply having each residence share one common wall with its neighbor. We ultimately aim to deliver new concepts that meet a growing demand for new homes while maintaining a design that fits within the neighborhood's fabric and appeals to a wide range of buyers. It’s a win/win for our entire community, and we’re excited to continue delivering a new and innovative product type to our market.”
The 2021 Missing Middle Text Change impacting zoning restrictions allowed for more housing options in existing neighborhoods. In response, developers began looking to homesites once limited by acreage & housing-type requirements to supply increased housing demand. Thanks to this expanded zoning flexibility, Missing Middle housing collections like LYON can offer expanded opportunities for homeowners to buy in existing neighborhoods.

According to Missing Middle experts, “Today, young couples, teachers, single, professional women and baby boomers are among those looking for ways to live in a walkable neighborhood, but without the cost and maintenance burden of a detached single-family home.

Missing Middle Housing helps solve the mismatch between the available U.S. housing stock and shifting demographics combined with the growing demand for walkability.”

LYON, located at 1418 Lyon St, is named for its embedded locale & intuitive lifestyle. Designed by award-winning Raleigh architect Nick Hammer, this cutting-edge collection strikes a creative balance between modern concepts and classic charm.

These homes will offer 4,000+  square feet and will feature five & six-bedroom plans. Price points start at $1.5 million. While modern touches are seen, LYON focuses on luxe ITB living without fracturing entirely from the existing neighborhood design.

“We’re excited to bring LYON to life since breaking ground earlier this year,” says Shawn Donovan, member of the LYON development team and Founder of Concept 8.

“After seeing the progress on site, I’m proud to say it’s been worth the wait. The homes fit well within the community and that’s something our teams worked really hard to deliver.”

Every residence showcases an inviting interior vision fueled by ample natural light, clean lines, and elevated features. From lux screened-in porches to spacious two-car garages, the residences redefine the ease associated with modern turnkey living, inside and out.

LYON comes on the heels of another successful Raleigh collaboration between Hammer, Chappell, and Concept 8 - Nottingham, a collection of seven luxury homes located ITB. That project is nearly sold out with construction continuing on the final home.

In addition to the six new residential opportunities coming to 1418 Lyon St, Chappell and Concept 8 are working to deliver more Missing Middle housing by early 2023. The teams expect to launch two new ITB collections: Wrenwood, a 13-building, duet-style community delivering 26 turnkey homes to the Lake Johnson area, and Marietta, a two-building, duet-style collection delivering four new homes off Edwards Mill Rd. Details on both developments will be released at a later date.

Overall, Chappell and its developer partners are working to bring over 400 townhomes & duet-style offerings to market, helping create Missing Middle housing opportunities across the Triangle.
